Key Worker Housing For Employers
Settled.
Post your hiring pipeline so that owners can have homes ready before your people start. Registering is free, and you take on a lease only if you choose one.
Why should the right person turn down the job because of the rent?
Post Your Hiring Pipeline
Post a requirement for each intake of new staff: the roles, the homes, the site and when they start, from the next three months to more than two years ahead. Post a repeating intake once, such as the August rotation or an annual nurse cohort.
Owners who subscribe will see each requirement as indicative need for the area around your site, with the numbers rounded. They will see your organisation’s name only if you choose, and your contact details only when you share them. No requirement is published, and you can withdraw one at any time from your account.
Name The Owners You Work With
Name the owners and operators you want to house your staff, in the form above. They will hear first when you post a requirement, and they can offer homes before each start date. Other owners near your sites will still see the totals, so that every owner can answer.
Start With A List
Name the owners you already work with, or would like to. It costs nothing and commits you to nothing.
Grow Into A Nomination Agreement
When the relationship works, agree first refusal. The owner offers homes to your recruits for a set period before each intake starts, and then lets them on the open market. You promise no rent and cover no empty homes.
Homes For Your Next Recruit
An employment-linked tenancy rests on an agreement between you and the owner. If the job ends, the owner can seek the home back through the courts under Ground 5C, and let it to your next recruit. Legal notes.
From Need To Homes
Every requirement moves through five stages. How we count.
Three Ways To Help
They are different promises, and we never present them as the same thing.
| Question | Nomination | Payroll rent | Corporate let |
|---|---|---|---|
| Who holds the tenancy | Your employee, with the owner | Your employee, with the owner | You, with the owner |
| What you promise | Nominations for priority access. No rent. | To pass on the rent you deduct, with each person’s written consent, and to say when someone leaves. No guarantee. | The rent on every home you take, occupied or not |
| Your employee’s home | An assured tenancy in their name | An assured tenancy in their name, which can be employment-linked | Provided by you under a separate agreement. Take advice before you sign. |
| On your balance sheet | Usually nothing | Usually nothing | Usually a lease, if longer than 12 months |
| Staff near the minimum wage | No effect on minimum wage pay | No effect, provided you take no fee or commission from the owner | Any charge above the accommodation offset reduces minimum wage pay. Legal notes |
| Best for | Many starters, little budget | Owners who want rent on time and early notice of leavers | Guaranteed homes for rotas and new starters |
Pooled demand, separate promises. Several employers can fill one block. Each is responsible only for what they sign.
Employment-linked tenancies rest on an agreement between you and the owner. Legal notes.
What You Will See
We are building an employer dashboard. For each of your sites, it will show:
- Staff who register through your link, by role, budget and move date, as totals and never names.
- The homes within each group’s longest journey, and the gap between their budgets and local rents.
- The owners who have offered homes for each requirement.
- An alert when a home that fits is listed, or set aside for one of your intakes.
Until it opens, your account lists every requirement you have posted, and you can withdraw any of them.
Invite Your Team
Your staff register what they need in two minutes. Anyone who registers through your link counts towards your requirements. Add the link to offer letters, so that new recruits register before they start. You will see numbers, not names, until each person chooses to share.
